According to the Baldwin Realtors January 2021 housing report released this past Monday, neither COVID-19 nor cold weather had any kind of economic chilling effect on a historically incandescent Baldwin County residential real estate market.
The very first Multiple Listing Service (MLS) study put out for the new year indicated year-over-year gains in the total number of properties sold in January 2021 — for both resort and traditional residential sectors of the county — as well as significant percentage drops for average days on market (DOM), a bellwether indicator of accelerating new home demand.
The resort marker for Baldwin County saw a total of 148 properties sold last month, compared to 139 in January 2020 — a 6.5 percent increase.
Average sales price was at an almost record high (just shy of October 2020’s reported peak) at $512,823.
Additionally, the January 2021 days on market average came in at 82, a 15.5 percent drop when compared to a January 2020 average DOM of 97 days.
In total, 364 traditional residential properties were acquired last month in Baldwin County, compared to 309 sold in January 2020, a jump of roughly 18 percent.
Home listings in the area also continued to fly off the proverbial shelf, with a hunger for new properties best seen by a reportedly all-time low DOM average listing of 49 days in January 2021 — a plummet of 40.2 percent from only a year ago.
Average sales price trends for the region remain consistent with most recent monthly reports, with North Baldwin once again listed as having the most affordable homes in the area and coastal locations earmarked as the priciest among all sectors.

HARGROVE OPENS NEW HOUSTON OFFICE
Mobile-based Hargrove Engineers + Constructors announced this past Monday in a press release it will be expanding its presence along the Gulf Coast region by opening a new office at 12000 Aerospace Ave., Suite 200, in Houston.
This is Hargrove’s 16th full-service operation, boasting 15 domestic offices and one international outpost to date.
As the firm’s fourth operation in the state of Texas, the space will support clients in the heavily regulated oil and gas, refining, chemical and manufacturing industries, as well as other industrial sectors in the area.
“It is exciting to grow our full-service presence in this region,” Hien Nguyen, Hargrove’s vice president of refining and petrochemicals, said.
Slated to start operations this March, the branch will offer a full range of engineering, procurement and construction (EPC) services, as well as laser scanning, dimensional control, mechanical integrity, cybersecurity and process safety expertise, which includes panel fabrication and factory acceptance testing.
The company was recently listed as Engineering News-Record’s No. 1 firm for chemical plants and No. 8 firm for refining. Additionally, last year the Hargrove Controls + Automation division was ranked 23rd by Control Engineering’s annual list of system integrators.
Hargrove has grown steadily over the years and now employs over 2,200 technical and professional workers altogether.
It is also currently recruiting in the Pasadena, Texas, area prior to their March opening, but top-end staffing plans were unknown as of press time. Across its 16 locations, however, the company employs anywhere from 60 to 500 people per site.

ALDI U.S. HOLDS GROUNDBREAKING FOR NEW REGIONAL HEADQUARTERS
In an update, and as reported previously in Lagniappe, ALDI U.S., a leader in the grocery retailing industry since 1976, held a small, socially distant groundbreaking ceremony for the beginning of build-out for its new regional headquarters and distribution center in Loxley on Wednesday at 10 a.m.
The 564,000-square-foot planned office and warehouse space, located at 30800 County Rd. 49, sits on roughly 149 acres of land north of Exit 44 and represents upwards of $100 million in local capital investment poured into the area. The new site will support ALDI’s domestic growth throughout the central Gulf Coast region.
Markets covered by the Loxley site will include South Alabama, Mississippi, the Florida Panhandle, Southern Georgia and new markets in Louisiana, the 38th and latest state where ALDI operates.
According to a press release, and as part of an ongoing growth plan, ALDI intends to open around 100 new stores nationwide in 2021, including the company’s first two Gulf Coast stores in Tallahassee. By the end of 2022, ALDI expects to open 35 new stores in the Gulf Coast region. The new facility will also create more than 200 new jobs in Loxley.
